However, in this case the site is already isolated by a highway, two major traffic trough-fares and a parkinglot, so perhaps creating a dynamic internal space is the best case scenario.<\/p>\n<p>And, for the tenants of Place l&#8217;Acadie and Place Henri-Bourassa, <a href=\"http:\/\/www2.canoe.com\/cgi-bin\/imprimer.cgi?id=439931\">anything will be a better<\/a> than the decrepit, unsanitary buildings currently located on the site. <!--more--><\/p>\n<p><a href=\"http:\/\/spacing.ca\/network\/wp-content\/uploads\/sites\/5\/2009\/01\/old-and-new-acadie-development.jpg\" title=\"old-and-new-acadie-development.jpg\"><img decoding=\"async\" src=\"http:\/\/spacing.ca\/network\/wp-content\/uploads\/sites\/5\/2009\/01\/old-and-new-acadie-development.jpg\" alt=\"old-and-new-acadie-development.jpg\" \/><\/a><\/p>\n<p><em>Current (left) and planned (right) residential development at Places L&#8217;Acadie and Henri-Bourassa. Images extracted from Groupe Tyrone&#8217;s <a href=\"http:\/\/www2.ville.montreal.qc.ca\/ocpm\/pdf\/P32\/3b.pdf\">Plan pr\u00e9liminaire de revitalisation des Places Acadie et Henri-Bourassa \u2013 mise \u00e0 jour \u2013 25 septembre 2008<\/a><\/em><\/p>\n<p>The <em>Soci\u00e9t\u00e9 d&#8217;habitation et de d\u00e9veloppement de Montr\u00e9al <\/em>(SHDM) and Groupe Tyrone, a private residential developer, <a href=\"http:\/\/www2.canoe.com\/cgi-bin\/imprimer.cgi?id=357831\">bought the properties<\/a> from the the Sagman family last April. The Sagmans were reputed to be some of the most neglectful slum-lords in the city: at the time of the purchase city inspectors identified 7000 infractions of basic sanitation regulations in 21 apartment buildings, including persistent leaks, mold, fungus and a diversity of vermin.<\/p>\n<p>At this time, a third of the apartments have already been demolished, and the developer has plans &#8220;quasi-totally&#8221; take down the remaining buildings. The SHDM has put $600,000 towards helping families temporarily re-locate and the displaced tenants will be given priority access to the newly-constructed social and affordable housing units, which should be available in 2010.<\/p>\n<p>The developer is applying for zoning changes to allow building heights between 7 and 16 stories. The planned development is to include 1300 housing units, of which 216 are to be social sousing, 480 affordable condominiums (under $200,000), and 600 rental units geared to elderly people.<\/p>\n<p>Some of the buildings are to have large, family-friendly apartments with private entrances and 3-5 bedrooms on the bottom 3 floors.\u00a0The buildings at the corner of Boulevard Acadie and Henri-Bourassa have some commercial space on the ground floor, and the complex is to include a daycare. The developer also plans to construct a sound barrier along Highway 15.<\/p>\n<p><strong>A first information session will be held January 28th<\/strong>, 7:00 pm at the <em>Premi\u00e8re \u00e9glise \u00e9vang\u00e9lique arm\u00e9nienne sise<\/em> au 11455 rue Drouart. Individuals and organizations will be able to comment on the project at a second session on February 18th, 7:00 pm, in the same location.
