Between the two megahospitals, the <a href=\"http:\/\/www.quartierdesspectacles.com\/\">Quartier des spectacles<\/a>, <a href=\"https:\/\/spacing.ca\/montreal\/?p=286\">Griffintown<\/a>, <a href=\"http:\/\/www.mtlurb.com\/forums\/showthread.php?t=21'\">Viger Station<\/a> and countless smaller residential, commercial and infrastructural projects, we haven&#8217;t seen this much activity since the 1960s. <\/p>\n<p>Now you can add another big initiative to that list: the CBC building, an east end landmark that was itself a major urban renewal project built in 1970, will be converted into hotel, condo and office space. Its expansive parking lots will be developed, too. La Presse broke the story this morning; they have <a href=\"http:\/\/www.cyberpresse.ca\/article\/20071216\/CPACTUALITES\/712160597\/6730\/CPACTUALITES\">more details<\/a>:<\/p>\n<blockquote><p><i>Le service d&#8217;urbanisme de l&#8217;arrondissement de Ville-Marie a re\u00e7u le projet hier \u00e0 des fins d&#8217;approbation. On y pr\u00e9voit des appartements, des bureaux, des commerces et un h\u00f4tel. Quand les travaux seront termin\u00e9s, le secteur n&#8217;aura plus le m\u00eame visage. L&#8217;investissement est presque \u00e9quivalent au projet de revitalisation de Griffintown, dans l&#8217;arrondissement du Sud-Ouest.<\/p>\n<p>Selon ce qu&#8217;a appris La Presse, l&#8217;Office national du film (ONF) envisage d&#8217;y d\u00e9m\u00e9nager son studio du chemin de la C\u00f4te-de-Liesse, tout comme T\u00e9l\u00e9film Canada, actuellement log\u00e9 rue Saint-Jacques. Les deux organismes n&#8217;ont pas confirm\u00e9 cette information.<\/p>\n<p>(&#8230;)<\/p>\n<p>Afin de r\u00e9pondre aux besoins de Radio-Canada en espaces de travail fonctionnels, le plan directeur pr\u00e9voit la construction de deux \u00e9tages additionnels sur les basilaires de l&#8217;immeuble existant. De nouveaux immeubles \u00abmultifonctionnels\u00bb seront construits sur les actuels terrains de stationnement, et l&#8217;on am\u00e9nagera un garage souterrain. Au total, il est pr\u00e9vu d&#8217;am\u00e9nager entre 1500 et 2000 logements, qui occuperont jusqu&#8217;\u00e0 50% de l&#8217;espace.<\/p>\n<p>La Soci\u00e9t\u00e9 Radio-Canada, qui d\u00e9sire g\u00e9rer l&#8217;ensemble du projet, pr\u00e9voit par ailleurs vendre des terrains situ\u00e9s en fa\u00e7ade de la maison m\u00e8re, \u00e0 l&#8217;est et \u00e0 l&#8217;ouest. Une fa\u00e7on de rentabiliser la cure de rajeunissement. On am\u00e9nagera en outre une place publique et des espaces verts. Aucun immeuble ne sera plus haut que la tour centrale de 23 \u00e9tages, qui atteint plus de 100 m\u00e8tres de hauteur et qui occupe 20% des terrains de Radio-Canada.<\/p>\n<p>Radio-Canada a d\u00e9j\u00e0 consult\u00e9 plusieurs repr\u00e9sentants du centre-ville, distribu\u00e9 des questionnaires et fait appel \u00e0 des firmes-conseils en construction immobili\u00e8re. La semaine derni\u00e8re, l&#8217;organisme Habiter Ville-Marie, qui avait critiqu\u00e9 le projet de transformation de la gare Viger parce qu&#8217;il ne pr\u00e9voyait pas de logements sociaux ou communautaires, a \u00e9t\u00e9 appel\u00e9 \u00e0 se prononcer.<\/p>\n<p>\u00abOn a dit \u00e0 Radio-Canada qu&#8217;on souhaitait au moins 15% de logements sociaux et communautaires, comme le veut la strat\u00e9gie d&#8217;inclusion de la Ville, qui utilise le terme &#8220;logements abordables&#8221;. On va surveiller le projet de pr\u00e8s\u00bb, explique \u00c9ric Michaud, de l&#8217;organisme Habiter Ville-Marie.<\/i><\/p><\/blockquote>\n<p>Considering that the development of the Maison Radio-Canada replaced the Faubourg \u00e0 m\u00e9lasse, an entire neighbourhood home to thousands of people, with an office tower and a bunch of huge parking lots, this redevelopment can only be a good thing. It will preserve the CBC headquarters while adding plenty of new residents and workers to the area.
