like here in the Larchmont Village (<a href=\"https:\/\/maps.google.ca\/maps?q=larchmont+and+third+los+angeles&amp;hl=en&amp;ll=34.075288,-118.322904&amp;spn=0\" target=\"_blank\">map here<\/a>):<\/p>\n<p style=\"text-align: center;\"><a href=\"https:\/\/spacing.ca\/vancouver\/2012\/06\/18\/price-points-the-missing-middle-found\/larchmont\/\" rel=\"attachment wp-att-11470\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-11470 aligncenter\" title=\"Larchmont\" src=\"http:\/\/spacing.ca\/network\/wp-content\/uploads\/sites\/6\/Larchmont.jpg\" alt=\"\" width=\"640\" height=\"224\" srcset=\"https:\/\/spacing.ca\/vancouver\/wp-content\/uploads\/sites\/6\/Larchmont.jpg 640w, https:\/\/spacing.ca\/vancouver\/wp-content\/uploads\/sites\/6\/Larchmont-600x210.jpg 600w\" sizes=\"auto, (max-width: 640px) 100vw, 640px\" \/><\/a><\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: center;\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter\" src=\"http:\/\/spacingmedia.com\/spacingvancouver\/wp-content\/uploads\/features\/pricepoints-feature-VAN.gif \" alt=\"\" width=\"600\" height=\"72\" \/><\/p>\n<p>The streetcars created endless corridors of commercial strips, many of which over\u00a0time would have gelled, Larchmont-like,\u00a0into the kind of villages that serve as the heart of so many Vancouver neighbourhoods, from Commercial Drive\u00a0to\u00a0Dunbar.\u00a0 Unfortunately, in Los Angeles&#8217;s case, and as described in <a href=\"https:\/\/spacing.ca\/vancouver\/2012\/06\/04\/price-points-the-l-a-boulevard-ready-for-its-close-up\/\" target=\"_blank\">a previous Price Points<\/a>, the boulevards were transformed into <em>stroads<\/em> &#8211; that nightmarish hybrid of street and road.<\/p>\n<p><a href=\"https:\/\/spacing.ca\/vancouver\/2012\/06\/18\/price-points-the-missing-middle-found\/stroad\/\" rel=\"attachment wp-att-11471\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-11471\" title=\"STROAD\" src=\"http:\/\/spacing.ca\/network\/wp-content\/uploads\/sites\/6\/STROAD.jpg\" alt=\"\" width=\"640\" height=\"293\" srcset=\"https:\/\/spacing.ca\/vancouver\/wp-content\/uploads\/sites\/6\/STROAD.jpg 640w, https:\/\/spacing.ca\/vancouver\/wp-content\/uploads\/sites\/6\/STROAD-600x274.jpg 600w\" sizes=\"auto, (max-width: 640px) 100vw, 640px\" \/><\/a><\/p>\n<p style=\"text-align: right;\">.<\/p>\n<p><!--more-->But now that L.A. has embraced transit, as described <a href=\"https:\/\/spacing.ca\/vancouver\/2012\/06\/11\/price-points-l-a-transformation\/\" target=\"_blank\">last week<\/a>, it may be able to find the right balance for its arterials &#8211; to restore their humanity, while increasing economic values and transportation efficiency.\u00a0 As West Hollywood has shown along Santa Monica Boulevard, it can be done.<\/p>\n<p><a href=\"https:\/\/spacing.ca\/vancouver\/2012\/06\/18\/price-points-the-missing-middle-found\/dsc_0694\/\" rel=\"attachment wp-att-11472\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-11472\" title=\"DSC_0694\" src=\"http:\/\/spacing.ca\/network\/wp-content\/uploads\/sites\/6\/DSC_0694.jpg\" alt=\"\" width=\"640\" height=\"427\" srcset=\"https:\/\/spacing.ca\/vancouver\/wp-content\/uploads\/sites\/6\/DSC_0694.jpg 640w, https:\/\/spacing.ca\/vancouver\/wp-content\/uploads\/sites\/6\/DSC_0694-600x400.jpg 600w\" sizes=\"auto, (max-width: 640px) 100vw, 640px\" \/><\/a><\/p>\n<p style=\"text-align: right;\">.<\/p>\n<p style=\"text-align: left;\">The good news is that\u00a0Los Angeles won&#8217;t have to do much to encourage transit-orented development along these routes.\u00a0 It already exists, as the density\u00a0maps reveal (right).\u00a0<a href=\"https:\/\/spacing.ca\/vancouver\/2012\/06\/18\/price-points-the-missing-middle-found\/pop-density\/\" rel=\"attachment wp-att-11475\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-thumbnail wp-image-11475\" title=\"Pop density\" src=\"http:\/\/spacing.ca\/network\/wp-content\/uploads\/sites\/6\/Pop-density-150x150.jpg\" alt=\"\" width=\"150\" height=\"150\" \/><\/a> There is a swath of residential densities sufficient to support a frequent transit network\u00a0from Koreatown and mid-Wilshire through to West Hollywood and UCLA, along with other pockets\u00a0elsewhere around the region &#8211; with hardly a highrise to be seen.<\/p>\n<p style=\"text-align: left;\">L.A., in particular, favours the small apartment building &#8211; the equivalent of <a href=\"http:\/\/pricetags.wordpress.com\/2012\/05\/02\/kluckner-on-the-evolution-of-the-vancouver-apartment-building\/\" target=\"_blank\">the 10-suiter <\/a>as described by Michael Kluckner &#8211; that they call the &#8216;dingbat.&#8217;<\/p>\n<p style=\"text-align: left;\"><a href=\"https:\/\/spacing.ca\/vancouver\/2012\/06\/18\/price-points-the-missing-middle-found\/dsc_0659\/\" rel=\"attachment wp-att-11473\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-11473\" title=\"DSC_0659\" src=\"http:\/\/spacing.ca\/network\/wp-content\/uploads\/sites\/6\/DSC_0659.jpg\" alt=\"\" width=\"640\" height=\"456\" srcset=\"https:\/\/spacing.ca\/vancouver\/wp-content\/uploads\/sites\/6\/DSC_0659.jpg 640w, https:\/\/spacing.ca\/vancouver\/wp-content\/uploads\/sites\/6\/DSC_0659-600x427.jpg 600w\" sizes=\"auto, (max-width: 640px) 100vw, 640px\" \/><\/a><\/p>\n<p style=\"text-align: right;\">.<\/p>\n<p style=\"text-align: left;\">It is not a masterpiece of architecture.\u00a0 And in order to accommodate cars without underground parking,\u00a0it sacrifices the relationship to the street.\u00a0 But it does fit in well along residential streets without changing the scale, and it has provided an immense stock of affordable rental apartments in an expensive city.<\/p>\n<p style=\"text-align: left;\">The best streets are those where the original California bungalows and stucco ranchers have survived, intermingled with gracious flats from the 20s\u00a0in a hodgepodge of styles &#8211; all of which seem to tolerate\u00a0each other&#8217;s eccentricities.\u00a0 Rather like Los Angelenos themselves.<\/p>\n<p style=\"text-align: left;\"><a href=\"https:\/\/spacing.ca\/vancouver\/2012\/06\/18\/price-points-the-missing-middle-found\/missing-middle\/\" rel=\"attachment wp-att-11474\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-11474\" title=\"Missing Middle\" src=\"http:\/\/spacing.ca\/network\/wp-content\/uploads\/sites\/6\/Missing-Middle.jpg\" alt=\"\" width=\"640\" height=\"367\" srcset=\"https:\/\/spacing.ca\/vancouver\/wp-content\/uploads\/sites\/6\/Missing-Middle.jpg 640w, https:\/\/spacing.ca\/vancouver\/wp-content\/uploads\/sites\/6\/Missing-Middle-600x344.jpg 600w\" sizes=\"auto, (max-width: 640px) 100vw, 640px\" \/><\/a><\/p>\n<p style=\"text-align: left;\"><a href=\"https:\/\/spacing.ca\/vancouver\/2012\/06\/18\/price-points-the-missing-middle-found\/new-hampshire-street\/\" rel=\"attachment wp-att-11476\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-11476\" title=\"New Hampshire street\" src=\"http:\/\/spacing.ca\/network\/wp-content\/uploads\/sites\/6\/New-Hampshire-street.jpg\" alt=\"\" width=\"640\" height=\"406\" srcset=\"https:\/\/spacing.ca\/vancouver\/wp-content\/uploads\/sites\/6\/New-Hampshire-street.jpg 640w, https:\/\/spacing.ca\/vancouver\/wp-content\/uploads\/sites\/6\/New-Hampshire-street-600x380.jpg 600w\" sizes=\"auto, (max-width: 640px) 100vw, 640px\" \/><\/a><\/p>\n<p style=\"text-align: right;\">.<\/p>\n<p style=\"text-align: left;\">Combine a frequent transit network with some cross-regional rail, densify in station areas and add some much-needed public spaces and parks, build on the already-existing fabric with a multitude of low-scale residential typologies with less dependence on surface parking\u00a0&#8211; those missing-middle forms that Vancouver needs to\u00a0evolve &#8211; and\u00a0it&#8217;s easy to imagine a Los Angeles that in a decade or so will on one hand look\u00a0and feel familiar and on the other function in a dramatically different way.<\/p>\n<div>***<\/div>\n<div><\/div>\n<div><em>Gordon Price is the Director of The City Program at Simon Fraser University.
