{"id":12157,"date":"2012-07-09T13:03:18","date_gmt":"2012-07-09T20:03:18","guid":{"rendered":"http:\/\/spacingvancouver.ca\/?p=12157"},"modified":"2013-01-21T07:19:19","modified_gmt":"2013-01-21T15:19:19","slug":"price-points-what-is-vancouvers-newest-neighbourhood","status":"publish","type":"post","link":"https:\/\/spacing.ca\/vancouver\/2012\/07\/09\/price-points-what-is-vancouvers-newest-neighbourhood\/","title":{"rendered":"Price Points: What is Vancouver&#8217;s newest neighbourhood?"},"content":{"rendered":"<p>If you haven&#8217;t been down Second Avenue between Cambie and Burrard recently, be prepared for a shock:<\/p>\n<p><a href=\"https:\/\/spacing.ca\/vancouver\/2012\/07\/09\/price-points-what-is-vancouvers-newest-neighbourhood\/second-ave\/\" rel=\"attachment wp-att-12158\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-12158\" title=\"Second Ave\" src=\"http:\/\/spacing.ca\/network\/wp-content\/uploads\/sites\/6\/Second-Ave.jpg\" alt=\"\" width=\"640\" height=\"372\" srcset=\"https:\/\/spacing.ca\/vancouver\/wp-content\/uploads\/sites\/6\/Second-Ave.jpg 640w, https:\/\/spacing.ca\/vancouver\/wp-content\/uploads\/sites\/6\/Second-Ave-600x348.jpg 600w\" sizes=\"auto, (max-width: 640px) 100vw, 640px\" \/><\/a><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone\" src=\"http:\/\/spacingmedia.com\/spacingvancouver\/wp-content\/uploads\/features\/pricepoints-feature-VAN.gif \" alt=\"\" width=\"600\" height=\"72\" \/><\/p>\n<p>It&#8217;s another instant neighbourhood,\u00a0Vancouver-style.\u00a0 Upland from the Olympic Village, it is at once distinct from that City-directed megaproject but still a continuation of it.\u00a0 (<a href=\"https:\/\/maps.google.ca\/maps?q=Second+and+Wylie+St+Vancouver&amp;hl=en&amp;ll=49.269023,-123.110079&amp;spn=0.005089,0.010085&amp;sll=49.267547,-123.113111&amp;sspn=0.000636,0.001261&amp;t=h&amp;hnear=W+2nd+Ave+%26+Wylie+St,+Vancouver,+Greater+Vancouver+Regional+District,+British+Columbia+V5Y+3W3&amp;z=17\" target=\"_blank\">Map here<\/a>.\u00a0 The Arrow is roughly where the above\u00a0image was taken.\u00a0 The Streetview, though only a few years\u00a0old, is completely out of date\u00a0).\u00a0\u00a0It is a neighbourhood without a name.<\/p>\n<p>Even as the Olympic Village site was being rezoned, smaller developers were assembling parcels, one by one, to take advantage of the\u00a0spillover effect on sites to the south.\u00a0 That momentum came to a rather unpleasant halt because of the financial crisis and related problems with the Village, all of which made the higher-density development more risky.\u00a0 But ultimately Vancouver&#8217;s buoyant housing market prevailed, and a few developers\u00a0like Wall\u00a0Group proceeded.\u00a0 Then\u00a0everyone else\u00a0jumped in.\u00a0 Evidence above.<\/p>\n<p><!--more-->This district is roughly analagous to the North Shore of False Creek, with Pacific Boulevard as the dividing arterial between\u00a0Concord Pacific on one side and\u00a0Yaletown on the other.\u00a0\u00a0 Second Avenue is looking and functioning more like Pacific Boulevard every day &#8211; but the brownfield sites and old industrial properties, with the exception of the wooden Salt and Opsal Steel buildings (to eventually be rebuilt), lack the integrity and density of historic Yaletown.<\/p>\n<p>These blocks are like Downtown South, but more mid-rise &#8211; still too dense for some critics like Michael Geller, but one of the few\u00a0brownfield areas left that can absorb density without impacting residential neighbourhoods.\u00a0 (Though it will no doubt add redevelopment pressure on the Mt. Pleasant industrial district to the south.)<\/p>\n<p>But what to call this new district?\u00a0 Not-Quite-the-Olympic-Village is a little too long.\u00a0 NoSex (North of Second) probably won&#8217;t do.<\/p>\n<p>Your nominations will be gratefully received.<\/p>\n<p>***<\/p>\n<p><em><strong>Gordon Price<\/strong> is the Director of The City Program at Simon Fraser University.
