Vancouver\u2019s population has shrunk for the first time in half a century, according to <a href=\"https:\/\/www150.statcan.gc.ca\/t1\/tbl1\/en\/tv.action?pid=1710014201\" target=\"_blank\" rel=\"noopener noreferrer\">population estimates<\/a>&nbsp;by Statistics Canada. The census counted about 631,500 Vancouverites in 2016. New estimates placed the population at 700,000 in 2020.<\/p>\n<p>But come 2021, it dipped by 6,780.<\/p>\n<p>\u201cThey\u2019re not necessarily leaving the region. There\u2019s just a big shuffle,\u201d says Andy Yan, the director of Simon Fraser University\u2019s city program.<\/p>\n<p>So where\u2019s the growth?<\/p>\n<p>Just look elsewhere in the Lower Mainland, where many communities experienced gains.<\/p>\n<p>Surrey welcomed just over 13,000 additional residents during the same period, the greatest of all B.C. communities, bringing its total population to 614,600. Langley, its next-door neighbour, added 4,702 to reach 166,400.<\/p>\n<p>On Vancouver Island, Langford, which forms part of Greater Victoria, saw 6.5 percent growth during the pandemic, pushing its population to 47,313. It\u2019s a tremendous jump from 2016 when its population was 35,300.<\/p>\n<p>Victoria itself also lost a handful of people. In 2020, the population was estimated to be 94,929. By 2021, it lost 39 people.<\/p>\n<p>These population estimates are not census data, which is collected from Canadian residents every five years. Instead, Statistics Canada calculates the estimates using Canadians\u2019 financial data every July.<\/p>\n<p>The census may be more detailed when it comes to demographics, but these estimates \u2014 released last week \u2014 offer us a year-by-year look at what\u2019s happening to our population during the pandemic.<\/p>\n<p><iframe id=\"datawrapper-chart-lvtzo\" style=\"width: 0; min-width: 100% !important; border: none;\" title=\"\" src=\"https:\/\/datawrapper.dwcdn.net\/lvtzo\/2\/\" height=\"607\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Bar Chart\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(e){if(void 0!==e.data[\"datawrapper-height\"]){var t=document.querySelectorAll(\"iframe\");for(var a in e.data[\"datawrapper-height\"])for(var r=0;r<t.length;r++){if(t[r].contentWindow===e.source)t[r].style.height=e.data[\"datawrapper-height\"][a]+\"px\"}}}))}();<\/script><\/p>\n<p><iframe id=\"datawrapper-chart-K3RiC\" style=\"width: 0; min-width: 100% !important; border: none;\" title=\"Metro Vancouver population change, 2020 to 2021\" src=\"https:\/\/datawrapper.dwcdn.net\/K3RiC\/5\/\" height=\"771\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Map\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(e){if(void 0!==e.data[\"datawrapper-height\"]){var t=document.querySelectorAll(\"iframe\");for(var a in e.data[\"datawrapper-height\"])for(var r=0;r<t.length;r++){if(t[r].contentWindow===e.source)t[r].style.height=e.data[\"datawrapper-height\"][a]+\"px\"}}}))}();\n<\/script><\/p>\n<p>Vancouver\u2019s dip in population might be an anomaly for the region, but it\u2019s in line with other big Canadian cities, says Yan.<\/p>\n<p>The Statistics Canada estimates show that Toronto and Montreal also lost population between 2020 and 2021 while their surrounding communities grew.<\/p>\n<p>Yan sees the data pointing to a few reasons for the Lower Mainland\u2019s suburban swell.<\/p>\n<p>It\u2019s not just the push of Vancouver\u2019s expensive cost of living; it\u2019s also the pull of the suburbs. That\u2019s where there\u2019s more blue-collar work, like manufacturing. That\u2019s where cultural communities like Richmond and Surrey are flourishing, attracting newcomers.<\/p>\n<p>\u201cIt\u2019s not new,\u201d says Yan of the suburban lure. \u201cWe\u2019re seeing just how acute it is.\u201d<\/p>\n<p>There\u2019s also a generational cohort that\u2019s growing up and starting families, and leaving Vancouver gives them more space for their buck.<\/p>\n<p>\u201cMillennials took a bit longer, but they do prefer to live in larger spaces when they hit their 30s and 40s,\u201d says Yan, who says the same goes for renters and homebuyers. \u201cTheir priorities are changing.\u201d<\/p>\n<p>Yan uses TV shows as a metaphor: \u201cThat&nbsp;<em>Friends<\/em>&nbsp;phase of their life is going into&nbsp;<em>The Simpsons<\/em>.\u201d<\/p>\n<p>He points to booming Surrey and Langley cementing their place as cities for young families through their housing stock.<\/p>\n<p>Townhouses are in high demand, and Surrey has been adding about&nbsp;<a href=\"https:\/\/www03.cmhc-schl.gc.ca\/hmip-pimh\/en\/TableMapChart\/Table?TableId=1.1.1.8&amp;GeographyId=2410&amp;GeographyTypeId=3&amp;DisplayAs=Table&amp;GeograghyName=Vancouver#Row\" target=\"_blank\" rel=\"noopener noreferrer\">1,000 new units<\/a>&nbsp;a year. Vancouver, on the other hand, adds about 100 a year, a small number considering the&nbsp;<a href=\"https:\/\/vancouver.ca\/people-programs\/making-room.aspx\" target=\"_blank\" rel=\"noopener noreferrer\">city\u2019s pledges<\/a>&nbsp;to increase \u201cmissing middle\u201d housing types, says Yan.<\/p>\n<p>Surrey\u2019s growth of families is reflected in its student population of over 74,000 \u2014 the largest school district in B.C.<\/p>\n<p>Canadian residents will get an even clearer picture of changing demographics, and what role the pandemic might have played, very soon. Data from the 2021 census will be&nbsp;<a href=\"https:\/\/www12.statcan.gc.ca\/census-recensement\/2021\/ref\/prodserv\/release-diffusion-eng.cfm\" target=\"_blank\" rel=\"noopener noreferrer\">released in increments<\/a>, the first numbers coming Feb. 9.<\/p>\n<p>One thing is certain: at this point of the region\u2019s growth, it\u2019s not accurate to call the communities outside Vancouver bedroom \u2019burbs anymore.<\/p>\n<p>\u201cThe whole field is struggling to define them,\u201d says Yan. \u201cIt used to be urban, suburban, rural \u2014 piece of cake. They\u2019ve grown beyond their roles as suburbs to the City of Vancouver.
