{"id":36937,"date":"2024-05-15T10:00:13","date_gmt":"2024-05-15T17:00:13","guid":{"rendered":"https:\/\/spacing.ca\/vancouver\/?p=36937"},"modified":"2024-05-15T07:00:04","modified_gmt":"2024-05-15T14:00:04","slug":"is-that-all-there-is","status":"publish","type":"post","link":"https:\/\/spacing.ca\/vancouver\/2024\/05\/15\/is-that-all-there-is\/","title":{"rendered":"\u201cIs that all there is?\u201d"},"content":{"rendered":"<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-large\" src=\"http:\/\/spacingmedia.com\/spacingvancouver\/wp-content\/uploads\/features\/indepth_feature-VAN.gif\" width=\"600\" height=\"72\"><\/p>\n<p><em>$2,650 to $4,200 per month\u2014affordable?<\/em><\/p>\n<p>\u201cDad, that is&nbsp;<em>literally<\/em> twice the rent I am paying now!\u201d My 30-something son was looking over my shoulder at the website advertising one of the first \u201c<a href=\"https:\/\/news.bchousing.org\/new-affordable-rental-homes-on-the-way-in-kitsilano\/\">affordable rental housing<\/a>\u201d projects nearing completion in Vancouver. It was&nbsp;<a href=\"https:\/\/news.bchousing.org\/new-affordable-rental-homes-on-the-way-in-kitsilano\/\" rel=\"\">announced with great fanfare 2-1\/2 years ago<\/a>, a partnership between the city of Vancouver, BC Housing, the province, and a private developer.&nbsp;<\/p>\n<p>My son rents a studio in an older, three-storey walk-up building that is great for his bachelor lifestyle except for the fact it is at ground zero for the Broadway Plan, a couple of blocks from the Broadway\/Granville SkyTrain Station. We\u2019ve talked about the disruption that plan might mean for his block, which is currently comprised of a mix of older rental and strata buildings and one 14-storey strata high-rise, which the Broadway Plan now ironically calls \u201cmid-rise.\u201d<\/p>\n<blockquote><p>I recently attended a <a href=\"https:\/\/janeswalk.org\/\">Jane\u2019s Walk<\/a> event sponsored by Abundant Housing Vancouver (AHV), called&nbsp;<em>Kitsilano Missing Midrise Walking Tour<\/em>. The guided walk through Kits north of Broadway somehow missed all of the&nbsp;<a href=\"https:\/\/brianpalmquist.substack.com\/p\/5-time-25-homes-36-residents-2-under\" rel=\"\">ten current high-rise proposals<\/a>&nbsp;in Kits under the Broadway Plan that mostly start by demolishing existing affordable rentals. I can\u2019t say how many rentals will be demo\u2019d\u2014the city has closed its renter support office and does not keep data about rental demolitions\u2014at least not in a place accessible to ordinary citizens.<\/p><\/blockquote>\n<p>A suitable&nbsp;<em>City Conversation<\/em>&nbsp;about this walk eluded me until reality gifted me, in the form of this&nbsp;<a href=\"https:\/\/www.l2rentals.ca\/\" rel=\"\">new rental website<\/a>&nbsp;for the project at Larch and 2<sup>nd<\/sup>&nbsp;Avenue pictured above, which featured prominently in the AHV guided walk as a soon-to-be-completed \u201caffordable\u201d rental housing project.<\/p>\n<p>Let\u2019s examine what AHV\u2019s \u201caffordable\u201d means in the context of this project\u2019s rental website:<\/p>\n<ul>\n<li>Rents for the smallest studio&nbsp;<em>starting<\/em>&nbsp;at $2599&nbsp;<em>per month<\/em>. That\u2019s the one that\u2019s&nbsp;<em>twice<\/em>&nbsp;what my son currently pays, and his is a nicer floor plan;<\/li>\n<li>One-bedroom rents <em>starting&nbsp;<\/em>at $2,999;<\/li>\n<li>Two-bedroom rental <em>starting<\/em>&nbsp;at $3,999;<\/li>\n<li>The three-bedroom units touted in the project\u2019s original BC Housing announcement are a no-show on the rental website\u2014no idea where they went.<\/li>\n<\/ul>\n<p>This project was announced in December 2021 by&nbsp;<a href=\"https:\/\/news.bchousing.org\/new-affordable-rental-homes-on-the-way-in-kitsilano\/\" rel=\"\">BC Housing<\/a> as a partnership between them, the developer, and the City of Vancouver. At that time, according to the announcement:<\/p>\n<ul>\n<li>The Province was providing $31.8&nbsp;<em>million<\/em>&nbsp;in financing;<\/li>\n<li>80% of the resulting homes were to be targeted \u201cat- or below-market level rents restricted to middle-income households within the provincial middle-income limits.\u201d Again, that\u2019s my son;<\/li>\n<li>The remaining 20% of homes \u201cwill be tenanted at moderate-income rent levels and to households earning less than $80,000 per year.\u201d<\/li>\n<\/ul>\n<p>Simple math tells me that the cheapest studio in the building will consume 39% of that $80,000 per annum \u201chousehold\u201d income\u2014and that\u2019s for a studio! For the cheapest one-bedroom unit, count on a 45% hit, 60% of income for a two-bedroom home.<\/p>\n<p>Looking at this sad math another way, at a maximum of 30% of gross income devoted to shelter, the usual limit for loans and mortgages, the studio occupant needs an income of&nbsp;<em>more than<\/em> $103,000 before they have sufficient \u201cspare\u201d cash for a bank loan. For the one-bedroom it\u2019s <em>more than<\/em> $119,000, and for the two-bedroom you\u2019ll need&nbsp;<em>more than<\/em>&nbsp;$159,000. How does your income stack up against those numbers?<\/p>\n<p><a href=\"http:\/\/spacing.ca\/vancouver\/wp-content\/uploads\/sites\/6\/2024\/05\/0c7c2f66-90c3-43e9-a7f8-03bafcb5b022_1400x492.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-large wp-image-36940 aligncenter\" src=\"http:\/\/spacing.ca\/vancouver\/wp-content\/uploads\/sites\/6\/2024\/05\/0c7c2f66-90c3-43e9-a7f8-03bafcb5b022_1400x492-600x211.jpg\" alt=\"\" width=\"600\" height=\"211\" srcset=\"https:\/\/spacing.ca\/vancouver\/wp-content\/uploads\/sites\/6\/2024\/05\/0c7c2f66-90c3-43e9-a7f8-03bafcb5b022_1400x492-600x211.jpg 600w, https:\/\/spacing.ca\/vancouver\/wp-content\/uploads\/sites\/6\/2024\/05\/0c7c2f66-90c3-43e9-a7f8-03bafcb5b022_1400x492-300x105.jpg 300w, https:\/\/spacing.ca\/vancouver\/wp-content\/uploads\/sites\/6\/2024\/05\/0c7c2f66-90c3-43e9-a7f8-03bafcb5b022_1400x492-768x270.jpg 768w, https:\/\/spacing.ca\/vancouver\/wp-content\/uploads\/sites\/6\/2024\/05\/0c7c2f66-90c3-43e9-a7f8-03bafcb5b022_1400x492-940x330.jpg 940w, https:\/\/spacing.ca\/vancouver\/wp-content\/uploads\/sites\/6\/2024\/05\/0c7c2f66-90c3-43e9-a7f8-03bafcb5b022_1400x492.jpg 1400w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/a><\/p>\n<p><em>How many Jane\u2019s walkers can afford $47,000+ per year rent?<\/em><\/p>\n<p>I believe that cherry-picking specific homes in the rich tapestry that is Kitsilano to support an agenda that is really <em>abundant real-estate development<\/em>&nbsp;rather than affordable housing is designed to create wedge issues between Vancouver residents that will&nbsp;<em>not<\/em>&nbsp;be resolved by upzoning everywhere. As for my son, he concluded after one of his signature hugs and another beer:<\/p>\n<p>\u201cWhen they come for my building to build one of these, I\u2019ll be forced to leave the city.
