Re: Etobicoke express bus. Does the TTC use regular transit buses or coaches for their express service? New York uses behemoth coaches (http://bit.ly/4lq2Jl), whose comfy forward-facing seats provide additional justification for the more than double fare. I personally hate them — they are way too big to navigate congested streets — but if they take cars off the road I suppose the overall good is still achieved.

The Telus building should not be looked at as any type of success. First off it will pay a maximum tax rate of 2.5 times that of residential. Some office towers are paying much more. The program to bring all commercial taxes to 2.5 times will, most likely, be put on hold. On tap of that, pointing to a modicum of success, in the one area where your strength lies, hides an ugly truth. If it is difficult for Class A office’s to thrive in Toronto, what about the other areas?
I doubt Spacing would be able to afford its office space in the Robertson building once the cap is removed. Kensington, forget it. The Beach, Queen West, Ossington, and most other areas of Toronto will not be able to afford the taxes.
Once again I will use Dukes as an example. Dukes will not be returning to its old location. Going from paying $15,000 per year to $90,000 per year (uncapped full rate) makes this obvious. Even at the end of the program to lower[sic] the commercial tax rate, they would be facing a bill of $45,000 per year.
If this issue is not properly addressed, not only will Toronto continue to be a bedroom community for the 905, it will share its Big Box stores and Power Centres also. They would be the only one’s able to afford the high taxes and would benefit form the lack of competition.
iSkyscraper — they are the standard city buses (typically Orion 7s nowadays). The TTC doesn’t own any GO-style highway coaches.
Perhaps that should read North York is becoming a bedroom community? Oh wait, it already was one.
In a rational system, GO would provide all express service in the 416 – bus and train. Their equipment and network setup are geared to it, as is their price point.
