Urbanists are constantly experimenting with ways to address housing affordability, social isolation, and sustainability. One promising model is cohousing—neighbourhoods designed with both private homes and generous shared spaces, where residents intentionally collaborate to build community. Our team, combining expertise in planning, architecture, and homebuilding, is creating a new cohousing community in Courtenay, BC, designed with a strong social connection at its core.

We’re taking a somewhat alternative approach to the traditional cohousing development model—leapfrogging past years of potlucks and failed attempts at group financing—and leveraging a purpose-driven developer model to shorten the development timeline.

Courtenay Cohousing is planned as a multi-generational neighbourhood of 18 privately owned homes, within biking distance of downtown Courtenay, and anchored by a common house where neighbours will gather for shared meals, events, and informal daily connection. For urban planning professionals, it offers a rare opportunity to see how design choices—such as compact building schemes, clustered parking, shared green spaces, edible landscaping, and shared facilities—translate into a lived experience.

We’re also excited to be designing for modular construction and reaping the benefits of high-quality prefabrication, including material efficiency and reduced site disruption. Beyond design, it’s about governance and mutual care: how residents can co-create resilient social infrastructure.

First move-ins are planned for the end of 2026, and we’re currently inviting future neighbours to join us in shaping and ultimately living in this community. If you’ve ever wondered what it would be like not just to design and plan for better neighbourhoods but to live in one, we’d love for you to connect with us.
